What is the Sonoma County real estate market like in 2026?

Sonoma County in 2026 is a market where prices have eased slightly, inventory is reasonably deep by Bay Area standards, and the biggest variable in a buyer's monthly cost is often not the mortgage.

Zillow puts the typical Sonoma County home value at $798,737 as of June 30, 2026, down 1.5 percent over the prior year. The median sale price was $806,667 in May 2026, while the median list price at the end of June sat at $907,966. That gap between what sellers ask and what homes actually close for is worth noting: it usually means the upper end of the inventory is sitting while the middle of the market clears.

The middle does clear. Median days to pending was 19 as of July 2026, and in May roughly 41.8 percent of sales closed above list while 40.1 percent closed below. That near even split is what a balanced market looks like. It is a very different picture from Contra Costa or the Peninsula, where the majority of homes go over asking. There were 1,348 homes for sale at the end of June with 502 new listings that month, so buyers generally have something to compare.

Values vary widely by community. Zillow's mid-2026 typical values run from roughly $540,000 in Guerneville and $555,000 in Monte Rio, through $636,000 in Forestville and about $808,000 in Windsor and Graton, up to roughly $1.12 million in Healdsburg. The river communities, the Highway 101 corridor and the wine country towns are three separate submarkets that happen to share a county line.

The part buyers most often underestimate is carrying cost beyond principal and interest. Redfin's hazard data indicates 94 percent of Sonoma County properties carry some wildfire risk over the next 30 years, and about 35 percent face severe flood risk. Those exposures translate directly into insurance premiums, and in some ZIP codes into limited carrier availability. Get an actual insurance quote on a specific address during your contingency period, not an estimate based on the purchase price. It can move your monthly payment more than a quarter-point change in rate would.

Rents have held up: Zillow's observed average rent in the county was $2,700 in July 2026, up 3.1 percent year over year.
